Full bathroom refit with a new layout and brushed brass fittings

A 1930s semi in Bramhall where the family bathroom had the bath across the door, the toilet in the corner and a basin you could not stand in front of. Everything moved.

The brief

The customers wanted a bathroom that worked for two adults and two teenagers: a bath with a good shower over it, a basin with storage, and a toilet you could reach without climbing over the bath. They wanted to be involved in the decisions, which suited me.

What made it awkward

  • Moving the bath to the window wall meant running a new waste across the joists and moving the hot and cold.
  • Moving the toilet meant a new pan connector route to the stack, which was on the far wall.
  • Brushed brass fittings need careful handling and a tiler who will work around them; the finish marks easily.

What I did

  1. Full strip-out to bare walls and floor.
  2. New waste and supply runs for the bath under the window, a new soil connection for the toilet on the adjacent wall, and the basin repositioned on a stud frame.
  3. First fix, then the tiler for grey large-format wall and floor tiles.
  4. Second fix: bath with a brass thermostatic bar valve and rain head, a fixed glass bath screen, a wall-hung basin with a brass mixer, a close-coupled toilet, and a brass towel radiator.
  5. Electrician for the mirror light, downlights and fan. Sealed, tested, walk-through.

The result

A bathroom you can move around in, with the bath in the light and every fitting where it should be. Nigel G.'s review is this job: 'it was great to be involved with problem solving and decision making right through the project'.
